Do you accept candidates who are looking for special needs housing, rapid rehousing or hud veteran housing?

How do I know if a bed is available?

We always post the availability of vacant beds on the site Here. Vacancies are available. Please Contact US.

 

Do you accept Pets?

No. Pets including but not limited to Dogs, Cats, Reptiles, Fish, Birds and Insects are not allowed at this property for the well      being and the health of the tenants.

 

Are guns allowed in this house?

No arms including but not limited to Guns, Rifles (automatic or semi-automatic), Pistols, Knives, Swords, Ammunitions or any    other kind of arms that would cause any threat to any person or property is allowed on this property at any time or for any          reason. The exception is when the arms are always kept in a closed container according to local ordinances.

Can I bring my own alcoholic beverages?

No. This property is strictly Alcohol/Drug Free. Hence, no alcoholic beverages and no drugs are allowed on this property.

 

Is food included in the rent?

No. The rent includes only the utilities with a monthly cap of $30 per person.

 

Is the deposit refundable?

Yes, only if the tenant surrenders the premises in the same condition that he/she found when he/she moved-in with the exception of normal wear/tear. Any damages or missing items will be charged to the tenants using their deposits. If the deposit is insufficient, the tenant will pay any outstanding balance.

 

Do the tenants have access to the security cameras in place?

No. The security cameras are monitored strictly by the landlord to ensure the security of the property as well as the tenants'

 

Does the guarantor have to pay the application fees?

Yes. This requirement is waived for successful candidates only, if the guarantor is a government agency or a business entity. The application fees will be deducted from the first month rent of the successful renters. For unsuccessful candidates, the application fees are non-refundable.

 

How long does it take to process an application form?

Usually 1 to 3 business days depending on the submitted application form and the required documents whether they are complete or incomplete.

 

Do the tenants have to sign anything before occupying the property?

Yes. Upon approval each prospective tenant is required to sign a license agreement and agree to abide by the rules.

 

What happens if any tenant breaks any of the rules?

The tenant will be escorted to the door and be asked to surrender the keys, take his/her belongings and leave. Any paid rent is non-refundable.

 

If a tenant refuses to leave due to breaking the rules, what happens next?

The tenant will be considered trespassing. The law enforcement will be called to remove him/her which would affect his/her criminal record.

 

Do you offer any medical services at your property?

No. We do not offer any services ourselves, since we are not licensed to do so. However, we outsource those services to third party companies that are licensed to do so and we allow daily nurse visitations if they are needed.

 

If the rent includes the utilities, are tenants free to use the utilities without any limitations?

No. The utilities are included in the rent with a monthly cap of $30 per person. Any overage of the monthly utilities, that exceeds this personal allowance, will be charged back equally to the existing tenants as an additional rent.

 

How do you accept payments for the application fees, deposits, rents and other fees?

We accept both physical certified checks and electronic payments through your bank accounts, credit or debit cards.

 

Are there any fees associated with credit/debit card payments?

Yes. Financial institutions will charge the tenants an additional fee for using their credit/debit card and tenants agree to pay them. No fees are charged to the tenants if they opt to directly debit their bank accounts.

 

What leases are available?

6 Month leases, which are renewable, are available to all prospective successful applicants and /or existing tenants.

 

Are boarders allowed on this property?

It is strictly forbidden to have any boarders, without any written permission from Management, on this property for any reason and for any length of time.

 

How do I fill out an application form?

Use the "Contact Us" page to send us a message with your request to receive an application form. We will send you the link and the password to view and electronically proceed with your application form. You will also be able to upload your documents online to complete your application.

 

Do you charge by the bedroom or by the bed?

Our prices are by the bed. If a tenant rents a bedroom that has two beds, then he/she will be charged double the price of a single bed.

 

Can a tenant use his/her deposit to pay the last month rent?

No. The deposit can never be used to pay off any rent. The deposit can only be used to cover any damages done to the property and its contents.

 

What happens if the deposit(s) is/are insufficient to cover all the damages done to the property?

Existing tenants are responsible for all damages incurred to the property while they were residing in it. They agree to pay the Landlord all the costs that were not covered by their deposit(s).

 

Are tenants allowed to bring and keep any inoperable or unlicensed vehicle to the property?

No. It is strictly forbidden to have any inoperable or unlicensed vehicle and to work on or repair any operable and licensed vehicle on the property.

 

Can I invite my friend or relative to sleep over?

You can have visitors whether friends or relatives as long as nobody sleeps over. Only registered legal tenants who have signed a license agreement with us are permitted to sleep over at the property. If your friend or relative wishes to rent a bed, please "Contact Us".

 

Does the rent include any medical services?

No. Any medical services that are required and needed by any tenants are the responsibilities of the tenants. We can just refer the tenants to third party companies that offer the medical services.

 

Is smoking permitted on this property?

Smoking is strictly prohibited inside the property at any time and for any reason. Smoking is allowed only outside the property. Smoking of weeds and federally illegal drugs are strictly prohibited too.

 

Are open fire and camp fire allowed on this property?

Any open fire is not allowed on this property including BBQ, camp fire or any other fire or charcoal or incense etc...

 

Do you offer any WiFi? If yes, how much does it cost?

We offer our valued tenants Free Wifi provided they sign a Wifi form consenting and agreeing to be legally responsible for any copyright infringements and to not share it with anybody else using computers, laptops, cellular telephones, tablets or any other electronic devices.
